The Challenge
"Since November 2022, every property transfer in Flanders requires a valid asbestos certificate issued by an OVAM-certified expert."
The inspection documents where asbestos is present, its condition, and how it can be safely managed or removed. From December 2031, the requirement expands: every owner of a pre-2001 building must hold a valid certificate, whether they intend to sell or not. That covers the entire pre-2001 Flemish building stock, so this is a huge, legally mandated market with a hard deadline attached. MUS Audit's inspectors are OVAM-certified and already working in this space, but their online presence was minimal.
